Not only do we provide you with all the services you need to plan, design and execute your renovation, but we also believe in delivering successful remodeling projects on time and on budget.  And it doesn’t hurt that we are a husband and wife team.  If we can work together all day without killing each other, we MUST be pretty good at what we do! Ps…if you happen to catch us arguing it’s only because we want the best for you!

A design + build firm can manage an entire project from start to finish and be a “one-stop” shop for their client.  A design + build firm takes care of the design as well as the construction phase of the project.  Another benefit is that a client typically has one point of contact throughout the entire length of their project who is accountable for the timeline, the budget, and delivering what the client wants.

We opened up our doors for business in 2014.

Yes.  We are licensed and insured in the State of Georgia.  This documentation can be made available to you upon your request.

Our projects typically range from $25k to $1M and above.  We don’t generally take on full renovation projects under $25k.

Kitchen: A typical kitchen remodel can range anywhere from $25,000 to $75,000+. This often depends on the scope of the renovation.  Are we taking down walls? Are we moving any mechanicals? Are we installing new flooring throughout your main floor?  A higher-end project could be in the $75,000 to $120,000 range.
Bathroom: A typical bathroom remodel can range between $15,000 and $25,000 but can require an even greater investment $25,000-45,000+.  This often depends on the scope of the renovation.  Are we taking down walls? Are we moving many mechanicals? Are we installing a large amount of tile on the walls, floors, large shower? Are we having custom vanities and storage built and installed?  The bottom line is, a remodel price range often varies significantly from project to project.

Most of our work is based in the Metro Atlanta area.

Yes we do offer free rough “Budget Estimates”. This estimate doesn’t include the small details of your project, but will give you an idea of cost on a very high level before going to the next step of the process. The next step is usually signing a design/construction agreement, before creating a proposal with a detailed scope of work.
Estimate: This is just that: a rough range of the costs that you’ll incur during your project. It will likely change as the design and your material selections are refined. This gives the client a better sense of how much they should set aside for their project before we move forward to nail down the exact specifications of their project.
Proposal:  This is a detailed price which is typically based on visits to our client’s space they are looking to renovate. It will include the exact design plans, labor and building material costs, and a detailed project scope.  Our team and our client’s will both sign off on this proposal before any work takes place.

First we work with you to clearly define your project scope and budget.  Based on your unique wants and needs, a customized and detailed proposal is developed to give you an accurate project cost. This is far superior to simply giving you a rough estimate based on speculation, which other companies may quickly offer you. Once we hone in on what your true costs will be, we work hard to keep your project on scope and on budget.

Yes we can assist you with the sometimes challenging task of getting architectural designs, blueprints and all the necessary permits. With experience in a variety of commercial and residential remodeling and design projects, we can help make sure everything meets the building code requirements during the construction phase.

That is one of the great parts of working with a design + build firm.  We are able to help you with the entire design process from start to finish and then transition into your build. Although your interior design preferences will always lead the way, we will work closely with you to sort through an abundance of design ideas, colors and materials. Our goal is that the result will be the creation of your remodeling dream, down to every last detail.

Yes, absolutely! This is your project so your wants and needs will always be at the forefront of our mind as we help plan and execute your renovation.

We are a cost-plus design build firm.  As a cost-plus firm we bill for all expenses that go into your project plus a design build fee which is a percentage of the projects total costs, or on some occasions a fixed fee.  Once retained and prior to breaking ground, a payment draw schedule will be solidified and communicated with you.

This can be a tricky question, but we always advise our clients to set aside additional funds beyond the anticipated cost. Unforeseen issues such as bad framework, outdated wiring, mold and rotting wood can result in additional costs beyond those outlined in the proposal.  We always try to limit these expenses and predict these problem areas well in advance. However, issues can arise beyond our control that need our immediate attention.

We accept check, cash wires and credit card payments.  Please keep in mind a 3% convenience charge is added to all credit card payments.

No we do not offer financing, but we do have partnerships that we can recommend that can assist you in financing options.

It really all depends on the scope of work, but you can expect a typical kitchen from demo to final walk through to take approximately 4-7 weeks and a typical bathroom 3-4 weeks.

We use a combination of both.  We typically perform all site demolition, framing, carpentry, repairs, finish woodworking and cleanup in house.  But when it comes to electrical, plumbing, and HVAC work etc…it is almost always subcontracted out. We have developed strong partnerships with specialized trade contractors such as tile installers, painters, cabinet makers, concrete and drywall contractors, granite and marble installers and others. We make sure to match the appropriate specialist to your project.

Absolutely not.  We will make sure to work out with you a point of entry into your space throughout the week.  We would prefer you to go along your daily business as usual and let us take care of the dirty work in your project.  We actually work better when we are not concerned about disrupting our clients.

We’re sorry to say this but….Yep!  We are tearing down your space to build it back up and there is usually no clean way to go about this.  We do implement as much dirt and dust mitigation as possible along with making sure we cover all surrounding areas that may be effected.  We also believe in leaving the worksite as clean as possible at the end of every day.  But honestly, no matter what we do, it never fails that a client finds dust on the total opposite side of their home or business then where the work is being done.  It’s just inevitable.

We would love for you to not do this!  We are all on the same team here.  Not only is this nerve-racking, but you are more likely to get the best renovation results if you trust our team to do what we are good at.

The short answer is No. Often times during a renovation there are days that we are waiting on off site tasks to be completed or product to be delivered.  During this time you may feel like nothing’s happening. On the contrary, it is happening, just not in your space. Countertops may be being fabricated to fit in your kitchen or bathroom, a custom piece may be being built or a specific tradesman may simply be running a day behind.  However, we will always keep an open line of communication making sure you know what is happening daily with your renovation.

Yes, but keep in mind that these changes may add additional costs to redo work or acquire new materials.  Typically, our design process is very thorough to avoid costly changes down the line.  However, sometimes during the renovation process unexpected changes are wanted or needed.  We will make sure to supply you with a “Change Order” document for you to sign prior to implementing any changes.
