From there, we provide a detailed Pre-Construction Proposal as part of our paid Pre-Construction Services. This phase allows us to align scope, design, budget, and expectations before any work begins—eliminating guesswork and setting your project up for success.

We operate as a cost-plus firm, meaning you pay for the actual costs of your project—materials, labor, and trades—plus a set fee for our services. This fee is typically a percentage of the total project cost, though in some cases, a fixed fee may be used. We also provide a clear, customized draw schedule so you’ll always know when payments are due and what they cover—no surprises, just transparency.
While we work hard to anticipate and address potential issues during the planning phase, we always recommend setting aside a contingency budget for unexpected conditions. Hidden problems like outdated wiring, structural damage, mold, or rot can surface once work begins—and may require additional investment beyond the original proposal. Our goal is to limit surprises and keep you informed along the way, but having a financial cushion ensures you’re prepared for the unexpected.
Yes, you can request changes during construction, though they may result in additional costs or timeline adjustments. Our thorough design process helps minimize surprises, but we understand ideas can evolve. If changes come up, we’ll issue a detailed Change Order for your approval before moving forward—keeping you informed and in control.
Absolutely not. We will make sure to work out with you a point of entry into your space throughout the week. We actually work better when we are not concerned about disrupting our clients.
